More than a holiday home we try and make the Eco and Hay barn feel like homes. Please see some of our recent visitor comments.

There aren't enough superlatives to describe these wonderful barns and the terrifically warm welcome that we received.
We were celebrating our 70th birthdays so hired the Hay Barn for ourselves and left the rest of our family: six adults, a six year old, a nine year old and two tiny babies to enjoy the spacious, stylish and beautiful accommodation of the Eco Barn.
From the moment we arrived to find a basket of delicious goodies and a very special gateaux worthy of the Bake Off we felt thoroughly spoilt and at home.
We'd arranged for a Tesco delivery but the thoughtful eggs, milk, tea bread etc. meant that before it arrived we could have tea and cake and relax after our long journeys.
The babies and children played happily with the various toys and books that were on offer. In fact I have never been anywhere where so much thought was given to ensuring that families felt incredibly welcome and safe. (Check out the clever stair gate!)
We had a marvellous week altogether in this unspoilt and stunning neck of the woods. There were so many simple pleasures for us all to enjoy that we didn't feel the need to spend pounds entertaining the children or driving them around.
Most days saw us processing down to the sandy beach where hours were spent swimming, picnicking and building huge fortifications. We even went back a couple of evenings, picking up fish and chips in the village on the way and seeing if our efforts would withstand the incoming tide. A welcome drink in the Fishermans Return on the way home made for more delightful memories.
One day we walked the six miles or so along the beach to see the seal colony and what a sight that was!
Another day saw the younger members doing the Saturday 'Park Run' after which we headed further into Gt. Yarmouth for the two-penny arcades and crab fishing from the pier.
On the one rainy day that we had we had a pool and table tennis competition in the games barn and played Twister and some of the other games provided.
On other days we barbecued on the excellent bbq outside; eating in the courtyard whilst the sun sank.
The older children loved helping to pick produce from the allotment and came in with mouths smeared in raspberries and with runner beans and flowers.
Grandma and grandpa were very, very comfortable in the Hay Barn and were often 'found' by the grandchildren. So lovely that they could just walk next door with no fear of traffic.
Thank you Emma and Neil for reminding us what is so special about family life and for providing the children with a safe and exciting environment to just 'be' children in.
You have worked so hard to make the barns etc. fully functional, eco-friendly and stunningly beautiful.

Lovely stay, great location, no need to always use the car.
Loads available to keep us entertained both in the house and local area.
The barn it self is really comfortable and provides a relaxing atmosphere all the time.
Loved the bi-fold doors bringing outside in - especially with all the great weather we are currently having.

After our second visit to the barn in two months I just had to say what a wonderful place it is set in a beautiful location.

Our first visit was for a special birthday with three generations (including 4 children under 4!) and it was perfect for what we needed.

The second visit was with friends and included four children the eldest being eight.

On both occasions the welcome from Emma and her husband was great and the basket of goodies a lovely added bonus.

Given we have visited, on both occasions, in the Winter months we have never been short of things to do...coastal walks, visit to Dunes cafe (a must), visit to Great Yarmouth, seeing the seal pups in their natural habitat, playing in the play barn, drinking in the local pubs, I could go on.

I would highly recommend a visit to the property and look forward to returning in the future myself.

Three generations of our family stayed Christmas week in Emma and Neil's, wonderful barn. It is beautiful, great rooms, wonderfully warm. Well equipped kitchen, which allowed us to cook our Christmas Dinner easily. It is very well presented, with everything you can wish for, from lovely fluffy towels, very comfortable furniture. Best of all underfloor heating, my feet loved it. It has a great playbarn, where we all enjoyed table tennis matches. We had lots of family and friends visit while we were there, who were all impressed. The beach is fantastic, we were lucky enough to see the seals and their pups. We have just had a wonderfully relaxing week in the Eco Barn. Three generations sharing a special birthday celebration. Neil and Emma were great hosts - welcoming and helpful but never intrusive.
Lovely basket of home cooking and produce when we arrived. All the rooms were immaculate and a lovely style, I enjoyed a peaceful glass of wine on the little veranda outside our bedroom. Easy walk for the dogs from front door along Farm track. We enjoyed a BBQ in the pretty courtyard one night, other meals at local Fishermans Return pub and The Boathouse at Ormesby broad. Gentle walking along to the beach for a coffee at the Dunes Cafe was a favourite activity. Also enjoyed visiting the seal colony at Hornsey. Look forward to returning!

What a great weekend. What a lovely little place. The one thing I will say, is that the photos do not do this justice - the Hay Barn, while small, is perfect for two (plus a couple of dogs) and the sunset views from the small garden are superb! I wish I could upload some of our photos!

The area is also stunning and the village has all that you'd need: whether you want to fall of the front door for a walk in the fields, head down to the gorgeous beach for a stroll, nip into the local pub for a pint, or pop into the chippy on a Friday, there is more than enough in spitting distance when you're in wind-down mode.

We'd definitely recommend this to anyone looking for a quiet weekend away - thanks Emma for everything.

Three generations had a wonderful week at the eco barn. Fabulous accommodation set amongst a beautiful part of Norfolk. Handy for unspoilt beaches,lovely villages and the lively amusement towns. We have just returned from a long weekend at the Eco Barn. It is located in a beautiful area with a great local pub in a 10 minute walk as well as the beach and dunes. The barn itself is very well equipped and incredibly comfortable and clean for the guests. The welcome basket with a home made cake was delicious and I only wish I could have eaten more. It was a wonderful break away from busy lives. We also ventured into Norwich and had an outstanding meal in Benedicts and there are two great cocktail bars opposite. We spent a week in the Eco barn (3 couples) and loved everything it had to offer - a great base for exploring the surrounding area and comfy enough to stay in on a rainy day. Having lovely fresh fruit and vegetables on the doorstep was great - we used a lot of it and got creative with our cooking to use what was in season! The barn was clean, cosy and spacious - plus the cake was a bonus when we arrived. Emma & Neil were both lovely and friendly and recommended walks in the area, (as well as baking us an extra loaf of bread in the middle of the week!) A wonderful long weekend in the Hay Barn. Accommodation benefits from both a high standard of equipment and cleanliness for your complete comfort. Heating is amazing, lovely to walk back into if the coastal wind is biting. Emma and Neil and lovely thoughtful hosts with a home produce welcome pack and their very own walking guide for the area. All facilities in the village which really is a short walk so you can have a pint in the pub, collect your fish and chips and walk back before they are cold. We had a fantastic stay in the Ecobarn – what a find! We were four couples plus a couple of dogs for a long weekend. The accommodation was superb – spacious yet comfortable, very clean, well-equipped and with the luxury of a bathroom for each couple. Emma and Neil were so welcoming and helpful and we felt very at home. We loved the location with beaches and walks and the games barn was perfect for a wet afternoon’s entertainment. We had an amazing weekend at the barn - cannot recommend it highly enough. Spent the weekend with friends and everything was perfect. Really clean, well equipped (including log stove) and lovely touches including home made cake and garden-picked vegetables on arrival. It's a great location - walkable distance to the beach where you can spot the seals, nice pub and village shop and beautiful walks straight from the house. House is really well geared for children (including games shed!) so would be perfect for a weekend away with children. All of it was fantastic. Loved it. Thank you. You get exactly what it says, nice location, clean accomodation and very welcoming hosts who go out of their way to ensure you have everything you need............even allowing you to pick your own in their vegetable patch!!!easy walk into winterdon and to the beaches and surrounding countryside would highly recommend and would definately go back.
I am not easy to please but in this case was very pleasantly please thank you

Winterton on Sea is a great town and can recommend Mill Farm as a good base to explore the area.

3 generations of us spent a great week at the Eco Barn. The barn is really lovely and very well equipped for a family, everything you could need. Emma provided us with a beautififul welcome basket as well as a fantastic cake, and some freshly laid eggs. It's an easy walk to the village and the beach and there are some lovely beaches in the area. The weather was also very good and we were able to enjoy the outside space at the barn. A wonderfully designed and equipped holiday home. We loved the spaciousness of the living area with its beautiful brick wall, the delightful bedrooms which give complete privacy each with their own bath/shower room and the thoughtfulness of Emma and Neil who had put out age appropriate toys for our little grandson. We also really appreciated the delicious cake, jam and eggs left for us as well as being able to indulge in a wood fire each evening. An ideal place for a three generation holiday! Spacious,comfortable, accommodation ideal for a family holiday, run by a lovely family. The grandchildren loved the swingy chair, collecting the eggs and even grooming the ponies.Many welcoming touches such as the homemade cake and jam and leeks from the allotment, it was like visiting friends. We stayed at the Eco barn for 4 days over the Easter holidays and had a great time. We were a group of 10 consisting of 6 adults, 2 children & 2 dogs, the barn easily accommodated our party.
It's spacious, modern and well equipped for self catering cooking and for family life (toys, games, DVD player etc). Local pub, chippy and beach all within a short walk, all in all great little village.
Emma and Neil are friendly and helpful hosts, would recommend the barn to anyone and would very much like to visit again.

We just spent a week at The Eco barn over new year with 6 friends and had a wonderful stay. Emma and Neil were fantastic hosts. We were welcomed with an incredible home made carrot cake as well as prosecco and home made jam. The barn is modern, light and so comfortable. It is well equipped for self catering and we all enjoyed cooking for each other and playing games whilst enjoying the space and the amazing fire! A welcome change from London life. We were greeted by Neil who was very friendly and showed us around. The Eco Barn was the most perfect location to celebrate our Mum's 50th Birthday celebrations! It was extremely spacious for all 8 of us, with the added bonus of a bathroom for each room, it was just simply perfect. The Eco Barn was extremely comfortable - spacious with plenty of room for our two little grand-daughters, aged 1 and 3 to play, especially with the toys supplied by Emma. What a treat to have the special cake and organic vegetables! We really enjoyed our short stay, visiting the lovely sandy beach and the seal colony which were very close. The Eco Barn was beautiful. Very spacious too so perfect for our family of 6 adults. The Games Barn was used everyday.
Emma, Neil (and their girls) were very friendly, and helpful without being intrusive.
The cake and basket of food was a special touch.

What a lovely place. The barn wears its Eco-credentials very lightly but it's great to know that our little taste of luxury in Winterton isn't costing the earth. We have had a great weekend walking in the countryside, messing about on the beach and even discovering some nice bits of Yarmouth! The Barn is a fab place with welcoming and helpful owners! A beautiful barn conversion perfect for a group of friends to share time together. In our case we had three birthdays to celebrate and were looking for a place with a bathroom for each of our three couples. The building was a real pleasure to live in - aesthetically pleasing, very comfortable and very well fitted out and in a quiet area not far from local attractions and the beach. Emma and Neil were very welcoming and helpful hosts and we thoroughly enjoyed a their gift of a delicious apple cake and eggs from their hens. Many thanks to Emma, Neil and family. At very short notice we were provided with wonderful accommodation in the Eco-Barn. Home produced eggs were fantastic.

Information in the barn was accurate and useful. The fisherman's return pub was recommended with good reason. Nice food with large portions (good range of whisky to explore was a welcome bonus).

We look forward to returning at some time in not the too distant future.

We've had an extremely comfortable and relaxing weekend. Loved the accommodation and the woodburner was very welcome at the end of a bracing days walk along the coast to see the seals at Horsey. The Eco-Barn is a beautiful home and we all had a very enjoyable break. The barn is very spacious and well equipped. We enjoyed walks from the barn, especially along the beach to the seals. A lovely stay to celebrate Amelia's first birthday. Tilly loved the chickens and ponies. Thank you Max for teaching her to groom them. Thank you Emma and Neil for the eggs and homegrown produce. All very tasty and for both being so friendly. We made full use of the games barn and inside toys.

Had a wonderful week at the Eco Barn with weather to match. The house accommodated all of our needs including those of a 6 month old baby and 2 dogs and a teenager.

The local bettered our expectations and the sunsets behind the church spire will certainly be remembered. The locals have been very welcoming (especially in the pub) and made the stay highly enjoyable, as did the cake that greeted us on arrival.

Thank you for a great week in fantastic accommodation. Would highly recommend this property to those of all ages!

I especially liked the selection of books, the pots of cyclamen outside, the heavenly beds, the view from the upstairs window and the shower! Not to mention the wood, the glassware and all the simple & beautiful design... and the seals, and the sunsets... I would love to visit in the summer when the patio can be used and the space really appreciated.

Fabulous conversion in a modern style but in keeping with the traditional barn. A comfortable stay in very spacious rooms. We loved the under floor heating when the temperature dropped. Had some lovely visits to the beautiful local beach - warm and sunny in October! An amazing 'wedding fortnight! The Mill Farm Eco Barn was ready.... ready... with a truly warm welcome to receive the bride, her parents & family, a flutter of bridesmaids and a baby. There has been space to entertain, to relax, and prepare for a wedding.
